Espentals   Secluded and peaceful, "Espentals" is an 18th Century country house solidly built in traditional white Quercy stone surrounded by 10 acres of its own grass meadows and woodland. It is perfectly situated in the rolling hills of the Tarn-et-Garonne midway between the market town of Montaigu-de-Quercy and the medieval bastide town of Lauzerte. Espentals has been completely renovated this year by a local artisan - retaining its traditional old features but modernising the decor and comforts.  It now offers 4 elegant bedrooms (3 double, 1 spacious Single) and 2 brand new bathrooms, one of which is en-suite.  A cot is available together with linen and a high chair, provided notice is given.  The house has traditional French shutters on all windows, allowing guests a long peaceful lie in. The garden features a boules court, an outdoor BBQ on its own covered terrace, a restored bread oven in a covered courtyard and a children's play area with swing, climbing frame and rope ladder, as well as a sand pit, badminton net, rackets, balls and other games.  We also provide complimentary High Speed Wireless internet for guests' use.   Espentals is rented on a weekly basis for 7 people (+ cot if required) at the rates shown at Espentals Prices and  Availability  All linen and utilities are fully included in the rental prices advertised - no extras are payable.

Espentals gardens     The 10 acres of well-kept mature gardens, grassed meadows and a little woodland, allow a vast private space for care free roaming for all the family. Because the grounds surround the house on all four sides, guests enjoy total privacy - indeed to even see another property from Espentals you would have to venture to the very edge of the grounds. 

In the bread oven we provide 3 bicycles, a games chest stocked with boules, balls, rackets, some toys, and an easy assemble badminton net for the use of guests.  Bicycles can be hired locally at Montaigu.

In the garden there is a wooden play frame with 2 swings, a climbing rope, and climbing ladders and platform.  There is also a sandpit.

Swimming Pool

The large private, 11 x 5 metre heated salt water swimming pool with Roman steps is available for your exclusive use. For the safety of your family, it is enclosed by a mature hedge, a rose bed and a lockable wooden gate.  In accordance with French law, it is also equipped with a pool alarm. 

Sun loungers are provided for sunbathing beside the pool.

The pool is surrounded by the private fields belonging to Espentals, offering peace, privacy and a beautiful setting to relax.

Ground Floor

The very large fully fitted kitchen has quarry tiles and exposed wooden beams and 3 windows giving views over the northern gardens and the eastern fields of Espentals.  The kitchen comes fully equipped with Washing Machine, Dishwasher, Microwave, Fridge Freezer, kettle, toaster, filter and Moccha coffee machines, cooker with gas hob and electric fan oven as well as a full range of quality crockery and cooking utensils and all the appliances you would expect in your own kitchen.

The large farmhouse table and benches (seating 12 comfortably) ensure plenty of space for family meals together.

You will also find a range of spices, condiments and foods as well as a complimentary welcome pack of drinks and basic ingredients.  Cleaning equipment and products (and a First Aid Kit) are provided under the kitchen sink.  

The Living Room (photo left) with its large fireplace and woodburning stove, has exposed stone walls, a quarry tile floor, exposed oak beams and a corner desk and bookcase.   High Speed wireless Internet is available for your use free of charge - the necessary codes for connection are provided to you on arrival. The front door opens out onto the main terrace, the front garden and the swimming pool.

The separate sitting room (photo right) with exposed stone walls and original beamed ceiling has 2 sofas, an armchair, flat screen TV,  DVD and Satellite giving a range of Freeview UK channels (BBC1, BBC2, BBC3, BBC4, ITV1, ITV2, BBC World, Red Button Channels, Channel 4, CNN, Sky News and many more); you may chose to bring your own Sky Satellite card for wider Satellite access.   Both the Dining Room and sitting room are very well furnished throughout and have open access through south-facing French windows to the courtyard, the gardens and the swimming pool.

First Floor   

The first floor has 3 double rooms, 1 large single room and 2 bathrooms.   The corridors and bedrooms have beamed ceilings and new wooden flooring throughout; the modern tiled bathrooms have both been fully renovated this year and have high quality modern fittings.   All bedrooms have curtains, bedside tables and lamps, and traditional French wooden shutters on the outside to help keep the house cool in the afternoon, and sun out of sleepy eyes in the mornings.

The master bedroom (photos right) has a double bed, exposed stone walls, beamed ceiling and a charming view over the front terrace, garden and swimming pool (photo far right).

The third bedroom (photos below) is a generous single bedroom with a wonderful view to the south over the drive, front garden and swimming pool (photo below).

If a cot is requested, we will normally set it up in here.

The fourth bedroom (photos left) has a double bed, wooden floors, exposed beamed ceilings and its own ensuite bathroom (photo left) with brand new quality bath, WC, sink and separate generous shower cubicle.  It has views of the eastern fields of Espentals gardens.

The bedroom has a walk-in wardrobe with ample hanging space for clothes and a chest of draws.

All utility bills are included in the weekly charge and there are no cleaning charges to you; we simply ask you to leave Espentals in the clean condition you found it.    A complimentary full linen pack is provide within the rental price; this includes sheets, pillows and pillow cases, duvets and duvet covers, bath towels, hand towels, pool towels and tea towels.
